How to Read a Roofing Quote

Read past the total. A Florida reroof proposal should make the materials, hidden-condition costs, permit responsibility and warranty terms clear before you sign.

Read one line at a time

Compare the same work before comparing the totals.

Keep the complete proposal and its attachments together. For each line, ask what is included, what is excluded, how any allowance is calculated, and where the final specification is written. A vague line is a question to resolve with the contractor who wrote the quote.

On the written proposal

Tear-off, roof deck and underlayment

Tear-off and disposal

Ask which existing layers are being removed, whether disposal is included, and how the property will be protected during tear-off. The proposal should identify the roof area covered and what remains in place.

Decking and wood replacement

Hidden damage may become visible after tear-off. Ask for the included quantity, the per-sheet price for additional decking in writing, the sheet thickness and grade, and separate prices for boards or other wood. The estimate should explain how extra work is documented and approved.

Underlayment and product approval

Look for the product name and type, rather than a generic “underlayment” line. For tile and metal, ask for the high-temperature peel-and-stick specification and the applicable product approval for the proposed system. The selected product, deck, slope, attachment and installation instructions must work together. Check the Florida Product Approval database for the named assembly.

On the written proposal

Edges, flashing and ventilation

Drip edge and roof edges

Ask whether new drip edge is included, what material is specified, and how the roof edges will be integrated with the underlayment and covering. Existing gutters and any gutter work should have their own clear scope.

Flashing, valleys and penetrations

Check the plan for pipe boots, wall transitions, valleys, chimneys and other penetrations. Ask which flashings are replaced, which may be reused, and how the contractor determines whether existing details are suitable.

Ventilation

Ask what intake and exhaust ventilation is included and how it fits the attic and roof assembly. “Ventilation as needed” does not identify products, quantities or the work being priced. Ask for those details.

On the written proposal

Roof covering, permits and warranties

Roof covering and installation

The quote should name the roof covering, product or profile, and color selection process. For metal, distinguish standing seam from exposed-fastener panels. For tile, review the complete proposed roof system and attachment details. A material name alone does not define an installation.

Permits and who pulls them

Ask who obtains the permit, whether the quoted price includes permit fees, and who coordinates required inspections and final permit closeout. Confirm the contractor’s state license and local registration requirements with the jurisdiction where your home is located.

Workmanship and manufacturer warranties

These are separate written terms. Ask for the workmanship warranty length, what work it covers, exclusions and the service contact. Ask which manufacturer warranty applies to the specific products and installation, who registers it, and what documentation you receive. A certification does not make every warranty automatic.

On the written proposal

Payment terms and contractor verification

Payment schedule and extra work

Look for a deposit, clearly defined progress milestones, the balance due point and the process for written changes. Ask what must happen before each payment becomes due. Resolve missing dates, allowances or completion terms before signing.

State license and county registration

Use Florida DBPR’s license search to check the number, license status and associated business. Check the county’s contractor registration process separately. AK’s license numbers are CCC1331606, CRC1331920 and CBC1268928; use the same lookup steps for any proposal you consider.

Roof age varies by material

Read carrier documents as dated rules, not a promise.

Roof material and roof age are separate details to record when comparing reroof options. The examples below were checked against the cited carrier documents on September 30, 2026. They do not establish the decision for your home or predict what you will pay.

Citizens · updated March 17, 2026

Citizens’ published guidance requires full-replacement documentation for shingle or other roofs over 25 years old, and tile, slate, clay, concrete or metal roofs over 50. Its stated exception allows documentation of at least five years of remaining useful life for underwriting review. Read Citizens’ roof-age guidance.

Slide · January 2023 legacy guide

This dated carrier guide lists roofs other than tile or standing-seam metal as ineligible at 16 years and older; tile and standing-seam metal at 31 years and older. Exposed-fastener metal is not in its standing-seam category. This historical guide is hosted by a quoting platform; current rules are UNKNOWN here. Read the January 2023 Slide document.

Universal P&C · edition October 24, 2018

The published binding guide states shingle roofs must be 20 years or newer, except HO8 and DP1; wood roofs 15 years or newer. Other types must be in good condition. It gives no separate numeric tile or metal roof cap in that line, but also states roof-update requirements elsewhere. This dated document is not a confirmation of current eligibility. Read Universal’s published binding guide.

Ask your carrier or agent to confirm current requirements for your property and policy. Contact your insurance company with questions about your policy. AK’s estimate describes roofing work, materials and price.
