What we see on St. Augustine roofs
Salt air is the part homeowners underestimate. It doesn't go after the shingle first. It goes after the metal: the drip edge, the valley flashing, the pipe boots, the fasteners in the ridge vent. On a house near the water those pieces often age out before the field of the roof does. That's why a roof can look sound from the street and still be letting water in at a wall or a chimney.
Wind is the other one, and exposure matters more than the number in the forecast. A house with an open approach off the water works its edges and its ridge harder than the same house four streets inland behind mature oaks.
