Make the next decision clearer

Is the question repair, replacement, or what is included?

A second opinion starts with the roofing question you want answered. You may have recurring leaks, a recommendation to replace the roof, or a proposal that does not explain the work. Tell AK what concerns you and share the written scope you already have.

We explain the repair or replacement work AK would propose, the limits of that work, and the materials and details included in our estimate. Conditions that cannot be established before work begins belong in the written exclusions and extra-work process.

Choose the question

Three useful reasons to ask for another estimate

Repair or replacement?

Ask what a repair would address, what it would leave in place, and why a wider scope may be recommended. Age by itself does not describe every detail of the roof’s condition.

What is the proposed roof system?

Ask how the deck, underlayment, flashing, edges and ventilation work together. The roof covering is one part of the scope.

What happens if conditions change?

Ask how hidden wood damage is priced and approved, what work is excluded, and which documents you receive at completion.

Local help with the roofing decision

Check the contractor. Read the scope.

After a storm

AK has a local Palm Coast office. We’re here after the trucks leave. If someone knocked on your door or left a proposal, take time to check the contractor and understand the written scope before deciding.

Look up the license number and current status through Florida DBPR’s license search. Match the business and license to the proposal, and check registration requirements with the county where the work will take place.

A Florida residential roofing contract must contain the state-required notice about prohibited incentives. It must also include the required bold notice in at least 14-point type on the homeowner’s signature page. When a contract is entered within 180 days of a Governor-declared emergency and the property is in the declared area, the required cancellation provision applies. Read Florida’s roofing contract requirements and ask for the required notices before signing.

Keep the scope in writing

What to bring and what to ask

What should I bring?

The complete proposal, material and warranty options, and the roofing question you want answered. You do not need to share a policy for AK to explain its estimate.

Does a second opinion guarantee a different recommendation?

No. AK explains its own proposed work. Another view can confirm a scope or identify a different roofing approach; the written estimate should explain which.

What should I compare after the visit?

Compare the work included, the exclusions, wood replacement prices, permit responsibility, payment milestones and written warranty terms.

How do I request it?

Use the contact form and write “Second Opinion,” or call the Palm Coast office. The written estimate is free.
