Most roofing companies bidding your building hold a roofing licence and nothing else. We hold three: Certified Roofing (CCC1331606), Certified Residential (CRC1331920), and Certified Building Contractor (CBC1268928), all active with the Florida DBPR through August 2028.
The building licence is the one that matters here. Commercial roof work has a way of reaching past the roof - parapet walls, rooftop equipment curbs, structural decking that has been wet long enough to need replacing, tie-ins where a roof meets a wall that is part of the building envelope. A roofing licence alone runs out of scope at that line. Ours does not.
Practically, that means one contractor and one contract instead of a roofer who has to stop and hand part of the job to someone else while your building stays open.
Tear-off and replacement, TPO and modified bitumen systems, roof coatings where the existing membrane still has life, leak repairs, flashing and penetration details, and the structural work underneath when the deck turns out to be part of the problem.
